Allandale Road

Six new timber frame properties comprising two semi-detached three bedroomed, and four two bedroomed terrace dwellings constructed on two neighbouring, sloping sites in an existing residential area of Tunbridge Wells.

Designs incorporated traditional foundations, precast ground floors, blockwork outer skin under a concrete tile roof. Additional site complexity involved access beneath and construction adjacent to overhead power lines which required a high level of planning, strict project management control and continual safety awareness procedures. Significant drainage diversion works were necessary prior to commencement together with the relocation of a gas main supply which crossed the original building footprint.

Delivered under the Considerate Constructors scheme, a high level of communication and local resident liaison was established which aided in the contract works being successfully completed with minimal disruption. The existing residents acknowledged that the well managed construction process and the finished scheme provided a long term benefit to their local community.

Works were completed within the agreed programme period and within client budget. Coombs were praised by both our client and Considerate Constructors for changing negative views of the local community and achieving a completed scheme which replaced an unusable area of land with valuable housing stock.
