Dover House, Edmonton N18

Dover House is a 14-storey residential tower block owned by Enfield Council, classified as a Higher-Risk Building under the Building Safety Act 2022. The building currently still has a piped gas supply providing heat and hot water to residents. Richard Barwick of Coombs and Partners was appointed ‘in-house’ Project Manager based on their qualifications and experience of working on Higher Risk Buildings. Their initial task was to oversee an options appraisal that considered alternative electric heating solutions.

The block also required wider improvement works, including window replacements, fire risk assessment actions, and concrete repairs to the external elevations as part of the works to deliver a fully compliant and future-proofed building. In the end, the integrated programme of investment works did not proceed.
